What will a Roswell buyer's agent do for us? We'll help you learn about the area if you are moving from out of town, buying your first home or unfamiliar with the market. Ellen and I understand all the stress and emotion that occurs when making these home buying decisions. There is so much more to consider these days when buying a home. We'll offer guidance and advice on purchasing the property you want, at a price you can afford. Our goal is to find you the best home, at a price and terms most favorable to you. We'll listen to your needs. We'll determine which areas and which type of homes will be most suitable for you. Ellen and I'll ask questions and listen carefully to your answers.
We'll assist you in obtaining loan approval before you purchase. You don't have to have a home picked out to apply for a mortgage loan. However, it is to your advantage in to do so, because a fully approved loan makes you a cash buyer. When we submit an offer to purchase to a seller, they'll know you have the money to complete the deal. You now have negotiation leverage! Often, the final price can be influenced by your ability to close quickly.
Ellen and I are your advocates in the home buying process, ensuring that your interests are protected. Whether you are buying a new home, a resale or a condo, there is so much more to the deal than the sale price. There are other items that are as significant a factor! We work to protect your interests in all areas and write the offer to purchase so it items such as: inspection, possession, repairs and all other terms. If you are unable to be present for property inspection, we can personally attend. As "Buyer Agents," we have a legal as well as ethical obligation to put your interests first!
Ellen and I can preview properties for you, saving you time and aggravation looking at properties that are unsuitable. Your time is a valuable commodity. We always try to personally preview any home we show you. By learning all we can about your needs we can eliminate most of the homes we look at and only show you the ones that meet your specific needs. As full time profession is real estate and we spend many hours each week looking at properties.
Assist you in the purchase of a new home. Having your own Agent represent you in the purchase of a new home is very important. We are familiar with the new homebuilders in our area. It does not cost you a penny more to have your own agent when buying a new home! In fact it may save you money. Without a Buyer Agent, no one represents you! The sales agent on site, by law only represents the builder! You need an advocate!
We'll provide information on recent home sales in the area. A Buyer's Agent can interpret data on recent sales to help you determine the value of a particular home. Non buyer agent's can only give you the raw data (only if you ask for it) they are not allowed to interpret that data for you. Computer printouts are no help at all if you don't know how to interpret them!
As knowledgeable Buyer Agents, we'll strategize the offering price and terms. By interpreting comparable sales data and any other information we can gather about the property, we can help you formulate an offering price and terms that will be suitable to you and acceptable to the buyer. As Buyer's Agent we will give you all the information we can find that will give you the best advantage in negotiations.
We can recommend mortgage lenders, inspectors, and any other professional services that you may need. As full time professional Buyer's Agents, we can make recommendations of other professionals that can best assist you. While you are not obligated to use these companies or individuals, these are professionals in their respective fields that we've worked with before and who were chosen by our past clients for their abilities.
As Buyer Agents, we'll keep any important information about you confidential. What if you need to move or relocate by a certain date? Need to close quickly? Have price limits? Under sub- agency, other agent's are required to tell the seller! Knowing you are under a deadline or time constraints might affect the final price. As your Buyer's Agent, we will keep any information confidential so not to give the seller an advantage.
